One (1) year of free HOA dues incentive (the “Incentive”) available only for new contracts signed between June 19, 2020, and August 31, 2020, to purchase any of Dan Ryan Builders’ inventory homes on homesites 6-12 in the Emma Lane Townes subdivision (Mount Pleasant, SC) (each a “Qualifying Contract”).  The maximum value of the incentive is two thousand two hundred eighty dollars ($2,280.00).  In order to receive the Incentive, (i) the homebuyer(s) must present this flyer to Dan Ryan Builders prior to signing a Qualifying Contract; and (ii) settlement under the Qualifying Contract must occur on or before August 31, 2020. Home availability subject to change without notice. Limit (1) Incentive per Qualifying Contract.  The homebuyer(s) are responsible for any and all assessments (except for such monthly general assessments as expressly provided herein), capital contributions, fees, dues, fines, penalties, and other costs and expenses levied by the applicable owners association (or sought for recovery/payment by the applicable management company) and/or which may otherwise be due in connection with membership in the applicable owners association.  The Incentive solely represents a payment/payments by Dan Ryan Builders on behalf of the homebuyer(s) toward the monthly general assessments owed by the homebuyer(s) for one year (beginning on the date of settlement (and including the monthly general assessment owed at the time of settlement, if any) and continuing up to and until the one (1) year anniversary thereof (provided that if the date of the one (1) year anniversary is on a day other than the last day of a calendar month, the payment to be made by Dan Ryan Builders shall be prorated based upon the days in such month)) based on the rate of the monthly general assessment imposed by the applicable owners association at the time of settlement, which payment/payments shall not exceed, in aggregate, the maximum value of the Incentive as stated above.  Accordingly, and without limiting any other provision herein, the homebuyer shall be responsible for any difference between the amount paid by Dan Ryan Builders in connection with this Incentive and the amount actually assessed with respect to each monthly general assessment (or sought for recovery/payment by the applicable management company), whether caused by budget shortfalls of the owners association or for any other reason. Additional limitations may apply, including, without limitation, limitations and/or restrictions imposed by the homebuyer’s lender.  The Incentive may not be combined with any other offer, incentive, or promotion, and is non-transferrable and cannot be redeemed for cash or applied in any other manner than as expressly set forth herein.  Dan Ryan Builders may, in its sole discretion, and without prior notice, modify or discontinue the Incentive at any time. 

 

Financing Incentive Available only for new contracts executed between June 19 and August 31, 2020, for the following homes in Dan Ryan Builders’ Charleston, South Carolina Division:  Emma Lane, 2, 3, 4, 6, 7, 8, 9, 10, 11, 12; Home availability is subject to change without notice.  No financing incentives will be contributed or credited by Dan Ryan Builders until closing occurs on or before August 31, 2020. Up to $10,000 in financing incentives based on homesite 5 in Emma Lane.
