
A Step by Step Guide of what your home buying process might look like.
With the convenience of the internet- many homebuyers start their home search online to narrow down options before they hit the pavement. To begin, select your state or region, and then choose a few communities in your desired location to research. Once you've narrowed down your options- click the "Request More Info" button to get in contact with a Sales Manager.

During your scheduled visit, the Sales Consultant will familiarize you with the area, community and available floor plans as well as what you can expect when buying a Dan Ryan Builders home.
If you need to move quickly and are considering a resale home - make sure you've looked at Dan Ryan Builders' Quick Delivery homes. As a convenience, we often have 1 or 2 of our most popular floorplans finished with the best choices ready to go. Even resale homes often take 30 to 45 days to settle, so if we are 60 days from the settlement - you may choose new vs. used. A newly constructed home is going to be built to the latest building codes, come with a warranty, be fresh and bright and allow you to personalize to your choice. Also, you often reap the benefits of appreciation in the first 5 years of living in a home.
If you want to personalize from the ground up, once you have selected a particular floor plan that meets your needs, the Sales Consultant will be able to show you which home sites are available. Then get started building your dream home.
As you now have your desired community and floor plan chosen- it is time to design your home! Meet your Sales Consultant to go over all included features as well as additional choices you may want to add to your home (i.e. granite countertops, hardwood floors throughout, etc.) It is the Sales Consultant's goal to educate you on what is available for you so you are making the most informed decisions. We desire to guide you, based on your budget and the needs of your household.
Once you have completed Steps 1-4, you will be in a position to make a decision as to whether the area, community, the floor plan, the home site, and the payment is going to work for you. Then, you will be ready to write a purchase agreement. This will require an affordable amount of earnest money (amount is community specific), which is then applied to the down payment when you close on your new home.
Once your Purchase Agreement is complete, you will want to make a loan application with one of our preferred lenders. Your loan officer will be able to answer any questions you may have, and make you aware of any necessary supporting documents.
At your Design Center appointment, you will finalize your finishes for the interior of your home. Depending on the stage of construction, you may be able to pick all your finishes for all surfaces and items such as cabinetry, faucets, etc. If your home is further along in the stage of construction, some of the items may have already been determined. Some of our divisions have dedicated Design Centers and some of our divisions have Design Centers in the model/information centers. Either way, Dan Ryan Builders offers a wide selection of finishes and colors at an affordable price. This is a very exciting time, as this will give you an opportunity to "personalize" your new home!
Once all of these selections have been made, any contingencies removed and your loan has been pre-approved, you can rest easy while we begin the construction process. There are many behind the scenes events that take place prior to the start of physical construction onsite. Some of these include, processing the paperwork, applying for building permit (times vary per municipality), engineering a stake out for your new home, resiting the home on the homesite and such.
During the time that your home is under construction, your Sales Consultant and Project Manager will contact you to give you a Construction Updates and to answer any questions and/or concerns that you may have. This is to keep you informed as to what stage of construction your home is in, and it will also add to your excitement as you take part in the building process. You will participate in team meetings with the Project Manager and get to know him/her better as they work on building your home.
60 and then again at 30 days prior to closing on your new home, you will be required to resupply certain financial documents to the mortgage company. This isn't unique to Dan Ryan Builders but, is a process required for all lenders. Therefore; if you are packing, keep bank statements and pay stubs handy.
At settlement, you will sign for and receive many documents related to owning your new home. You may or may not get the keys at settlement (again this depends on the municipality and individual circumstances) but, you will be a brand new Homeowner of a brand new home. There is no way to explain the pride of home ownership unless you experience it other than you get to celebrate holidays, take a nap, entertain guests, watch a good movie, and so much more in your new home.
