Do I need a Real Estate Agent to Buy from Dan Ryan Builders?
Dan Ryan Builders is a broker friendly builder which means, if you have a real estate agent and they bring you to one of our communities, both you and your agent will be warmly welcomed.
However, if you do not have a real estate agent, our friendly, professional sales consultants are trained to listen to you.They will guide you through a brief series of questions designed to maximize your time. Based off your top priorities and needs, they will help you discover which homes, home sites, additional features, and financing programs are right for you. At Dan Ryan Builders, we know choosing the right builder is the first step in getting the home you want and deserve so we make sure we earn your business!
What if I want to see homes under construction?
Once you've visited a community, the sales consultant there will be able to set an appointment to accompany you on a “hard hat” tour of the new homes under construction. For your safety, it is critical that you do not enter a home under construction on your own..
Every effort will be made to accommodate you; however, please keep in mind that, because of the large number of floor plans we offer, we may not have every type under construction. Also, model availability and choices offered differs from community to community-based on home site size, soil type, street layout, slope and other factors.
What are your model hours and how do I get directions?
Most Dan Ryan Builders model homes are typically open from 11:00 a.m. to 6:00 p.m or 10 a.m. to 5 p.m. depending on geographic area. Please take a moment to confirm specific model hours before you visit. Click on the community of interest and you'll find any special notices regarding hours and you'll also find driving directions. It is our policy to give our customers our undivided attention; therefore, if you plan to visit a community - it is always a great idea to set time aside with the sales consultant prior to your visit.
What is the time frame for completion once I've chosen my Dan Ryan Builders home?
There are a number of variables to consider, including permitting, weather, material availability, jurisdictions, inspections and, of course, loan processing. Generally, most people who choose to build a home off blueprints are able to move into their new home within three to five months.
Since the housing market picked up in 2012, available inventory on the resale market is very low. Many builders do not offer Quick Delivery Homes due to construction costs and maintenance fees; however, Dan Ryan Builders is financially solvent enough to provide this convenience to our customers. These homes are in high demand, so if you see one that suits your needs, you should write a purchase agreement as quickly as possible. Please check with the sales consultant at the community you are interested in for information on the current construction schedules.
Will my new home include a landscaping package?
Yes, to help your new home have a more completed look Dan Ryan Builders includes a standard landscaping package including a minimum tree, shrubs, and planting beds. You may have some sod or your yard is seeded with grass and covered with straw, depending on the time of year you settle. Landscaping for homes that settle in the colder months usually have the packages put in when the weather is warmer so your landscaping has a better chance to thrive. The goal is to help you save money and time by giving you a head start on a lawn.
Do you have a warranty plan and is it transferable?
Yes! We have a 10-year Quality Builders Warranty and it is transferable. You can read a copy on-line under our Homeowner Resources tab.
Is there a homeowner's association and what are the fees?
Please see a Dan Ryan Builders Sales Consultant to find out which Dan Ryan Builders communities have a separate homeowner's association that provides services for the public areas of the community, sets standards and guidelines, and protects the interest of our homeowners. Dues are sometimes partially paid by Dan Ryan Builders until the community is complete, and after that the individual association establishes the dues, which vary from community to community. Please ask the sale representative in the community you are considering for details.
How can I finance my new home?
Dan Ryan Builders works with several preferred lenders based on the division's location. The loan officers at these lenders understand Dan Ryan Builder's commitment to exceptional customer service and we choose our mortgage partners carefully. We want you to have the opportunity at a multitude of mortgage programs, competitive interest rates and knowledgeable staff. Because these consultants are familiar with Dan Ryan Builders communities and our entire construction process, they are able to guide you through the process more quickly and. We do our best to help relieve that stress and offer packages specially geared to our homebuyers. The sale consultant in the community of your choice will share with you any information on special financing related incentives that Dan Ryan Builders is offering when you purchase your new home.
Is Dan Ryan Builders associated with Ryan Homes?
Dan Ryan Builders is a separate company, but there is a family connection. Dan's late Uncle Edward, founded Ryan Homes and Dan's father, Jim, founded Ryland Homes. Therefore, there is often confusion due to the family homebuilding legacy. However, Dan Ryan Builders is a privately held homebuilder and the other two companies are separate, publicly traded, homebuilders.
